Many in the real estate biz believe that spring is the best time to sell your home, but did you know fall may actually be the best season to sell your Markham home? In the spring you are faced with so much competition, plus it can sometimes be difficult to get a home ready while snow and mud are what your front lawn is comprised of. Here are some great reasons why selling your home in the fall is the perfect time.
Fall is a time of change
For many, fall is a time of change, which may mean stopping renting and buying a home or changing the home they are in. Once summer is over, for many, it means the kids have moved away to school, the pool no longer holds an appeal or they know winter is coming and want to make a change now. This means that while you may not get the peak of buyers like you do in the spring, you still may get a nice crop of buyers.
Your street may look great
The fall is such a great time of year when it comes to trees and other greenery. The leaves on the big trees on your street change colours, the mums and sunflowers add curb appeal and people just get a nostalgic feeling in the fall. You can really dress up your home for fall and make it very appealing very easily. Just make sure you clean up any dead leaves and rake up the debris. As well, your lawn may look better than it has all year.
You can open the windows
Let in that beautiful cool breeze and let out any lingering odours from when you had to keep the windows closed due to having the heater or air conditioning on. You might even turn on the fireplace for those chillier days. There’s just really something about a home with a nice breeze flowing through.
You will be a welcome addition to a stagnant market
Usually by fall what’s left on the market are homes that didn’t sell over the spring or summer. Buyers who did look all summer may be excited for your new listing that will be a welcome addition to the group of older listings that haven’t sold, and usually for good reason.
More serious buyers
In the fall, you won’t get laissez-faire buyers who are just looking at homes for something to do. Many people spend their summer weekends going from open house to open house – for no reason other than to check out houses. In the fall, people are busy and they get serious about buying a home. When you do get a showing, it will be from a buyer who is ready to buy a home.
