The Markham real estate market had a strong month in September and it seems market conditions have started to tighten up a little. Sales are up, prices are up and listings are down. Let’s take a closer look!
The year to date average sold price for houses in Markham was $630,730. That’s up 3.7% from the average sale price of $608,190 up to the same point last year. Again, this is in part, thanks to a low supply of homes and high demand.
In September of 2013, there were 403 total sales as compared to only 268 sales last september. That’s a 50% increase! Also, year to date, sales are over 3% higher than last year. I expect that sales should continue at a healthy pace in to the winter months.
Active listings were down in September as compared to the same period last year. In September 2012 there were 1076 listings and last month, only 902. So the choice has been somewhat limited lately and many homes have started to attract multiple offers as a result.
