As a new homebuyer, you have some very big decisions to make. While the bank and your budget help decide on your purchase price, any decisions about the home are yours alone to make. Location is one of the most important factors when choosing a home and deciding which Markham community to buy a home in is crucial. How do you decide?
Affordability
The first step to deciding on a Markham community is based on affordability. Each area has homes of a certain price range (although some areas do vary widely). While you may love the Rouge Fairways, a community with large single-detached homes, the price range of these homes may be out of reach for you. It is a good idea to do your research on the average price of homes in Markham neighbourhoods.
Lifestyle
Once you know your budget and the areas in Markham that you can afford, your next step is to consider your lifestyle. What sort of amenities are important to you in a neighbourhood? Do you like being in walking distance to restaurants, shops and nightlife? Is an abundance of greenspace and close proximity to parks and other family-friendly activities important? Only you can decide on the type of lifestyle that you’ll want to live and the great thing about Markham is that there is bound to be a neighbourhood to suit your dream lifestyle.
Work/life balance
It may be easy to find the dream neighbourhood that you can afford, but before you sign on the dotted line, you should consider how living there will affect your work/life balance. Markham is a hub of activity in terms of the number of jobs that are located here. It wouldn’t be all that difficult to find a place to work in Markham so you can quit commuting to Toronto. If you still need to commute, you may need to find a neighbourhood that has good access to public transportation or is close to the highway. Luckily for many Markham residents, the 404 and the 407 highways both make their way through Markham, making it very easy for drivers to get to where they need to go.
Development of the area
Another factor that isn’t always as important to homebuyers looking for a home in Markham is the maturity of the neighbourhood. If you dream of mature trees, large lots and older homes, you definitely won’t want to search in a new build neighbourhood. On the flipside, if you want all of the best bells and whistles in a modern home, with young families and new homes, then of course you won’t start your search in a neighbourhood that has been around since the early 1900s! As well, some homebuyers are interested in homes in neighbourhoods that utilize Smart Growth initiatives and have a carefully-planned urban design scheme that protects the natural resources of the neighbourhood.
