1. Stage your home
You’ve heard this advice before, but a well-staged home sells faster and for more money. As well, you want your buyers to remember your home using words like “immaculate”, “beautiful” and “I can see myself living there”, rather than “cluttered”, “cramped”, or “boring”. A stager will definitely help you make the impression that will appeal to the majority of buyers.
2. Get out the milk and cookies
Before an open house or showing, you may want to do a little baking. The smell of fresh-baked cookies is very memorable and will only give potential buyers that nostalgic feeling that makes them feel at home. You can also leave the cookies out for them to enjoy. Sure, cookies won’t sell your home, but when the buyers are remembering homes later that night, they can refer to yours as the one that smelled yummy (and that’s a really good thing).
3. Get professional photos and videos
Almost everyone starts their search online these days and if your home isn’t on there, you’ll miss out on a major opportunity. But, you want your home to be seen in the best light possible and that means hiring a professional to take the photos and videos of your home. Of course, a better solution is to find a real estate professional who includes professionally-taken photographs and videos as part of their package. Your video should include a good description of the features that the viewers will be seeing and be just long enough that the potential buyer won’t lose interest.
4. Pay close attention to the unique features of your property
What is it that you love or loved about your property? Do you think potential buyers will love this too? Then make sure to put a spotlight on these features. They could include the gorgeous walk-in shower in the master ensuite or the chef’s kitchen where you’ve cooked many a family meal. It could be the quiet of your large backyard or the park with trails within a short walking distance from your home. Include the details about these features that buyers might not be aware of just by looking at photos of your home or even at their viewing. It may just tip them over the edge in putting in an offer.
5. Get your home online (everywhere)
One of the best ways to have your home stand out from the rest is to give it its own website. Potential buyers will really believe you spend an inordinate amount of time creating the website, even if you spend no time (and let your real estate agent do it). Your home’s website will include all of the relevant questions buyers would have had to ask you or your agent, without having to do any of the asking. They’ll know about schools, parks and the neighbourhood and fall in love before even visiting your home. You’ll then want to get your real estate professional to share your website everywhere!
