Selling your Markham home is never an easy task. It starts with cleaning it like it’s never been cleaned before and ends with you locking the door on the empty house on your way to your new home. You need to leave
No buyer wants you there while they are examining your home. They want the freedom to talk to their partner or family about your home, without having to worry about your feelings or if you are judging them as a buyer. You being there just makes everything… awkward.
Your pets need to leave too
It’s sad but true: some people don’t like pets. Some buyers will be turned off of your home just by seeing a pet in it. They’ll think there is damage or odours that they aren’t noticing now, but will discover later. As well, some people are afraid of animals and you don’t want to do anything to risk having a buyer not take full advantage of viewing your home because of a fear of your cockatoo.
Move your car
You should always make it very easy for a buyer to view your home and this includes getting your cars out of the driveway. Having them park on the street might only make them notice things about the street that they don’t like. Let them pull right into your driveway and feel at home.
Lay out important information for them to easily see
Rather than having to ask, have all important documents related to the home set out on the kitchen counter. This could include:
· Inspection reports
· Receipts for recent work done
· Information about school zones and the neighbourhood
· Property tax and utility bills
Some buyers even put together a package for potential buyers to look through, with photos of neighbourhood events and amenities. If they seller bought the home as a new build, photos of the progress of the build or of any renovations can help too.
Be patient
A really interested homebuyer will take longer than usual to view your home and they may come back multiple times. Don’t get aggravated over having to leave and take Fluffy too – recognize this as a great opportunity towards selling your home.
Listen to your real estate professional
One of the best ways to make the selling experience good for you and the homebuyers is to always listen to your real estate agent’s advice. They may tell you how to improve your home in order to sell it quickly and for the most money, but they’ll also give you feedback from potential buyers who have viewed your home. Remember, the goal here is to sell the home and your real estate professional has experience selling homes – let them be the experts – your home will sell!
